T&H Realty Services, a fast-growing leading residential Property Management Company located in Indianapolis, is searching for an ‘A-player’ to add to our talented and experienced team as a Property Management Technician.
Job Description Summary
The Property Management Technician performs a wide range of duties, including conducting annual, renewal, and occupied onboarding evaluations at our managed properties, verifying lease violations, and conducting property occupancy checks.
Responsibilities
- Completing all scheduled duties each day per company standards.
- Ensuring that properties meet our company standards for safety and habitability.
- Ensuring that residents are adequately maintaining properties and complying with the terms of their lease.
- Assessing maintenance or repairs needed while completing property evaluations.
- Accurately completing work orders and assigning them to the appropriate vendor for timely completion.
- Having positive interactions with residents.
- Performing property checks on vacant and occupied properties as needed.
- Accurately completing and submitting property evaluation reports.
- Responding in a timely manner to all communications.
- Participating in weekly team meetings.
- Safely operating a company vehicle and complying with all traffic laws and company vehicle policies.
- Perform any other related duties as required or assigned.
Requirements
- High school diploma or GED required and preferably 2+ years of experience in the Property Management, property inspection, construction, or residential maintenance field.
- Have a valid driver’s license with a clean driving record and the ability to pass a background check, and the ability to operate a company vehicle.
- Highly organized and detail-oriented.
- Embrace and adhere to T&H core values.
- Effective communication and customer service skills.
- Computer literate, including the use of email and other industry related software such as Propertyware and zInspector.
- Ability to stand and/or sit for long periods, climb stairs regularly throughout the workday, use hands to operate a vehicle, smartphone, computer, and other equipment as necessary, and regularly walk, talk, and hear.
- Have the ability to exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.
- Have a working and stable internet connection at home to connect a company-provided computer to.

Full-time Monday – Friday 8:30 AM – 5:00PM
Location
This job is field-based. Must be able to travel to Marion County and the surrounding counties Monday – Friday and be available for in-person meetings and company functions as necessary.
Salary
$45,000.00 -$50,000 per year DOE
