About the job:
BASIC POSITION FUNCTION: The basic function of the Maintenance Account Manager is maintaining control of the day to day work performed on all the jobs assigned to him. He is to ensure that schedules are met, and that all required paperwork and time sheets are completed accurately and on time. He is to ensure that the accuracy, quality, and quantity of work measures up to Freeman Landscape’s high standards.
REPORTING RELATIONSHIPS: The Account Manager will receive direction, guidance, and technical information from, and report to, the Maintenance Manager. The Account Manager will give direction to and receive feedback from all the Laborers and Lead Men assigned to his department.
AUTHORITY LIMITATIONS: The Account Manager is granted the authority needed to conduct the day to day Job operations, this will include, but not be limited to the following:
- The authority to recommend discipline and or dismissal, for cause, for any field personnel reporting to him. This recommendation will be directed to the Maintenance Manager or President. All hiring, and firing will need approval of the President.
- The authority to inform the Maintenance Manager or President of the need for overtime work if he feels that the overtime will be in the company’s best interests. The President will make the final decision regarding the authorization of over time.
- The authority to purchase goods and materials up to a $500.00 value needed for the completion and up keep of his various jobs and assignments. Care must be taken to keep these purchases within any known budgetary constraints.
JOB REQUIREMENTS:
Education
Required: High School Diploma, this requirement can be waved for applicants with sufficient industry, and supervisory experience.
Preferred: Some Post High School work in an industry related field.
Experience
Required: Two years satisfactory work record, as a foreman in a related position.
Preferred: Two or more years’ experience as a Maintenance Manager with a similar size or larger Lawn Maintenance Contractor.
Skills, Knowledge, Abilities
Must possess hand-eye coordination to use lawn tools and able to perform hard physical labor. Must have a working knowledge of lawn maintenance practices and methods. Must have the ability to schedule, motivate, and direct others in the performance of their assigned duties, and be able to spot and correct unsafe conditions and actions. Must have the ability to lift, unaided, 50 pounds. Must learn the software provided by Freeman Landscape, Inc. well enough to perform all record keeping and monthly billing tasks.
Physical
- Body positions: Sitting, standing, kneeling, climbing
- Body movements: Walking, turning, stooping and reaching for and carrying materials, stepping over and around obstacles.
- Body Senses: Must hear well enough to understand oral directions. Must see to read forms, labels, directions, maps, and specifications.
Mental
- Mathematics: Must comprehend general arithmetical functions to compute dimensions, quantities and sizes of various areas.
- Language: Must read and write English at high school level. Must be able to understand and communicate effectively, both orally and in writing.
Working Conditions
Physical labor performed on environmentally uncontrolled sites, required to be outdoors. Working in and around potentially dangerous lawn care equipment, and materials.
RESPONSIBILITIES:
- To ensure that his crews perform their work on schedule, and that there is the proper level of safety awareness on every job site. Most of your work will be conducted on occupied sites, exercise extreme care if children are present, do not leave any power tools or potentially hazardous materials in a place where a child could get to them!
- To ensure that his jobs are completed on or ahead of schedule with acceptable levels of quality and workmanship. To ensure all work is completed in a professional manner and to the specification & satisfaction of the customer. (From start, to finish.)
- As Assistant Manager of the Maintenance Division of Freeman Landscape, Inc. you will be expected to assist in estimating duties for Freeman Landscape, Inc.
- To think and plan ahead every day, make sure that you have the needed information and equipment to keep up the flow of work. This is one of your most important responsibilities, because it is a direct link to productivity. Extra effort in this area will be appreciated and rewarded! This will include scheduling work through the LMN program.
- Check all the daily time records for your department. Make sure every employee has been reported on the proper timesheet. Make sure task are reported accurately.
- To ensure that his employees are assigned their daily duties, and that they are informed of all specific job conditions and requirements needed to perform their duties in a satisfactory manner.
- To ensure that proper maintenance procedures are performed on all company property and equipment used on his jobs. This is to include making sure that all tools, equipment, and job supplies are secured at the end of each job and at the end of the day.
- Make suggestions to the Manager regarding manpower and equipment needs to keep production and the work backlog at proper levels. Make sure that all equipment is returned to the shop when you no longer need it, and if it is damaged or defective in any way, put the proper tag on it so the mechanic will know it needs to be fixed. Sending a broken tool out to a job is very counterproductive!
- Ensure that all new employees receive the training needed to perform their duties, when time permits conduct the training personally. Every new employee needs to understand the safety hazards associated with their job and make a firm commitment to safety!
- Conduct a weekly safety meeting to stress various topics of job site safety, you will be provided with the topics. Have each employee attending the meeting sign the attendance sheet and file the completed sheet in the safety binder immediately following the meeting. Make sure that your truck always has a safety manual, and fully stocked first aid kit, along with a fire extinguisher.
PRINCIPAL DUTIES:
- Order all needed materials and parts, as per company procedures, and personally check in every order. Make sure that every item is checked to ensure that we received everything we ordered. All material and parts tickets need to be turned in with your regular paperwork. Notify the Office whenever an order is short or damaged in any way. To ensure the return of all supplies to the proper location as the day is completed. This will include all items taken out of inventory or returned to inventory as well as any rental equipment.
- Monitor the total output of work on each job to ensure all work meets our high standards. When the work is not completed properly, make sure that the employee understands why it must be redone, and how to do it properly.
- Set daily goals for yourself and crews, make sure that they know what you expect of them. Make the goals realistic, but not easy, and make sure to recognize and reward extra effort.
- To perform regular performance evaluations on employees assigned to you, using the evaluations as a teaching tool to stress areas of needed improvement, as well as recognizing and rewarding areas of exceptional performance. (you will be provided with instructions for performing these evaluations)
- Always report any requests for work, that you feel is outside the scope of our contract, to the Maintenance Manager before you start the work.
- Promotes a high degree of morale and spirit of motivation on the job site. This includes the degree of cooperation, communication and coordination between the job site, the office, and the other Managers.
- Coordinating and work closely with the mechanic to constantly keep all the crew’s equipment maintained and in service. Observe your crew to ensure that they don’t abuse the equipment or vehicles.
- Maintain a cooperative working relationship with all personnel that report to this position, and a professional and active relationship with our Customers.
- Remember always, that on the job site or in the office you and every person in your department, is the direct representative of Freeman Landscape, Inc. to our Customers, Suppliers, Employees and Subcontractors and always act accordingly.
- Maintain a balance, of what our customers want, and when they want it, with what is operationally and economically feasible for us to provide.
- Keep the Maintenance Manager informed about any job problems, we can’t help you if we are not informed. Call the Maintenance Manager with all complaints from the Owner, or Customer. These problems need to be addressed immediately.
- Perform any other duties as may be assigned.
